Who is collecting

Broadhead Home Loans is a registered trade name of NEXA Mortgage LLC, NMLS 1660690, 5559 S Sossaman Rd #1-101, Mesa, AZ 85212. The loan originator behind this site is Sean Belknap, Mortgage Loan Originator, NMLS 1702303. NEXA Mortgage LLC's own privacy notice also applies to any loan application; this page covers this website, its assistant, its phone line, and its text messages.

What is collected, and where

Contact and referral forms. Name, phone, email, what you are looking to do, anything you type in the message box, the consent box you check, the text of that consent, and the time you submitted. Sent to Sean's private notification channel and kept in a private contact list.
Website assistant (chat). The messages you type. They are sent to Anthropic's Claude API to generate the reply and are retained by Anthropic for about 30 days under their API data policy, then deleted. Chat messages are not stored on this site. If you ask the assistant to have Sean contact you, the same details as the contact form are collected, with the same consent box.
Phone line. Calls to the Broadhead Home Loans number pass through Twilio. If Sean cannot pick up, an automated assistant answers; it says so at the start. Those calls are recorded and transcribed by Vapi so Sean can read what you asked for. The assistant collects your name, callback number, what you are looking to do, and a time for Sean to call you. It does not ask for your income, credit, Social Security number, or account numbers.
Text messages. If you call or text the number, or check the consent box on a form, you may receive a confirmation or a reply from the number. Twilio keeps the message log.
Appointments. A callback or appointment is placed on Sean's calendar with your name and number.
This website itself. No analytics, no advertising pixels, no tracking cookies. The assistant uses your browser's local storage only to remember whether the chat is open and your current conversation for the session.

Text message terms (SMS)

The full terms for texts from (208) 415-1815 are on the text message terms page. In short:

Messages are inbound-only in nature: you receive a text only after you call, text, or submit a form with the consent box checked. There are no marketing campaigns and no recurring messages.
Message frequency varies and is low: at most a confirmation and a reply per contact.
Message and data rates may apply.
Reply STOP at any time to stop. Reply HELP for help, or email sean@broadheadhomeloans.com.
Carriers are not liable for delayed or undelivered messages.
Your mobile information and texting consent are not shared with third parties or affiliates for marketing or promotional purposes.

Automated assistant disclosure

The website chat and the phone assistant are automated. Both say so in their first sentence. Neither one is a loan officer. Neither can quote a rate or payment, tell you whether you qualify, or make any lending decision. Only Sean can, after reviewing your actual information. Anything the assistants tell you is general information from this site, not advice about your situation, not a rate quote, and not a commitment to lend.

Who else sees it

Service providers that process the data to run the site and phone line: Vercel (website hosting and the assistant's server), Anthropic (chat replies), Twilio (calls and texts), Vapi (phone assistant, recording, transcript), Google or Microsoft (calendar), n8n (the automation that routes notifications), and Telegram (Sean's private notifications). Each sees only what it needs to do its part. Your information is not sold and is not shared with anyone for their own marketing. A loan application you start through Apply Now is governed by NEXA Mortgage LLC's privacy notice and the federal and state rules that apply to loan files.

Your choices

Do not use the chat or the forms; call or email Sean instead.
Reply STOP to any text.
Email sean@broadheadhomeloans.com to ask what is held about you or to have it deleted from the contact list and calendar. Records that are part of a loan file are kept as the law requires.

Changes

If this page changes, the effective date at the top changes with it.
