01 For real estate agents
Your buyers get a straight answer and a phone that gets answered.
I do not ask for referrals. I try to earn them, one closing at a time, by making your side of the transaction quieter. Here is what that looks like, and a form if you have someone to send my way.
02 How I work with your buyers
Fewer surprises, and you hear about the ones that happen first.
Most of what goes wrong in a transaction goes wrong quietly, and the agent finds out last. I run the file the other way around.
- Pre-qualification letters that mean something. Issued after I have reviewed income, assets, and credit, so you are not writing offers on a guess. If the letter needs to change, you hear it from me before it matters.
- Status before you ask. Appraisal ordered, appraisal in, conditions cleared, clear to close. You and your client hear it the same day, in writing.
- Honesty about timing. If a buyer is not ready yet, I tell you both, and what would change it. I would rather lose the file than have it fall apart under contract.
- Reachable on your schedule. Evenings and weekends are when buyers look at houses. Call or text, and I pick up or call back the same business day.
- Your client stays your client. I handle the loan. Everything else about the purchase goes back to you.
03 What you hear, and when
The cadence from first call to keys.
- Same business day
Your buyer called. You know.
A short note that we talked, what they are looking to do, and whether a pre-qualification is realistic now or later.
- After the file is reviewed
The pre-qualification letter.
Written after I have looked at the actual documents. You get the letter and a plain sentence on how firm it is.
- Under contract
Milestones, in writing.
Lock, appraisal ordered, appraisal received, conditions cleared, clear to close. Each one lands in your inbox the day it happens.
- Before closing
Numbers reviewed, no surprises at the table.
I go through the final figures with your client before they sign, and I tell you if anything moved from the estimate.
04 What I will not do
A short list, on purpose.
- No bait numbers. Your client gets real figures for their file, not a teaser to win the conversation.
- No surprises at closing. If something changes, you both hear it when it changes, not at the table.
- No going around you. I do not sell houses, recommend other agents, or steer your client anywhere.
- No referral fees and no cost sharing. I do not pay for referrals, split marketing costs, or run a program that pays agents. Federal law (RESPA) prohibits it, and I would not do it anyway. What I can offer is the work above.
05 Refer a client
Have someone who needs a lender?
Fill this in and I will reach out to you first, then to your client once you have told them to expect me. Or send them straight to the application and have them mention your name.
